French Property Mortgages

I detail below, some of the more popular questions we have been asked over the years:

What size of mortgage is available?

A French mortgage is now only available in Euros. The minimum amount you may borrow is usually arround €50,000.

UK nationals living outside France can obtain up to 80% for properties of €75,000 or below. 85% is achievable for property values of €75,000 and above. If you are already a resident in France or work in France, higher rates types of mortgages can be obtained.

For all other EU nationals a rate of up to 95% for a main property and up to 80% for a second home.

The value of the property, for mortgage calculations, is exclusive of the Notaire and legal fees.

How long will the mortgage term be?

The maximum term is 25 years, with a maximum age limit of 70 years. Some companies do not let mortgages run over retirement age but with good investment income or a pension it is worth enquiring as there are sometimes exceptions. The minimum term of mortgage is 5 years.

What are the interest rate options?

These are similar to the UK: Fixed, Capped and Variable.

In France, on variable rate mortgages it is the practise to extend types of mortgages or shorten the mortgage term, rather than alter the monthly Euro payment.

What security will the Lender require from me?

Life assurance in mandatory on French mortgages and the Lender will also have a charge over the French property (just like in the UK).
